Structured Real Estate

In recent years, the U.S. commercial real estate debt market has grown larger and more sophisticated, giving rise to a host of new products and credit arbitrage opportunities. Guggenheim Structured Real Estate Advisors, LLC (GSRE) was created in 2003 under the Guggenheim banner and the leadership of Edward L. Shugrue III and his team of real estate credit and structuring professionals to build a private equity fund business dedicated to the sector. Since its launch in 2004, the team has raised three institutional funds with capital in excess of $8 billion to invest throughout the real estate credit spectrum.

The GSRE group has made over $8.0 billion of investments, issued four innovative Collateralized Debt Obligations aggregating over $1.7 billion, and had one of its funds voted “Fund of the Year” by Institutional Investor's Real Estate Finance and Investment publication in April 2005. By applying rigorous credit analysis to commercial real estate assets and by overlaying sophisticated asset and capital markets structuring techniques, GSRE seeks to make investments that provide equity-like returns in defensive structures with significant downside protection. GSRE invests in whole loans, mezzanine debt, B-Notes, CMBS, bank debt, CDOs and other real estate related assets.
